Finding property lines on flip house

I am flipping a home in prime area that has an old falling down chain link fence (WHICH BELONGS TO THE NEIGHBOR) along the side of property as well as his shed (on skids) that is wedged between his carport slab & the falling fence. Also the shed is clearly sticking into my flip home yard. After talking to him, he said I can use the back side of shed as part of the fence or pay a surveyor to find exact line before I build my fence. Let's just say he is trying everything so as not to move the shed. This is a 250-275k sale that i feel needs a nice yard & finished fence to match the nice interior. One side of the back yard is already privacy fenced from another neighbor. Other than paying for a survey, is there another option?
