We're doing the disclosures now and I was quite surprised at the 2.469% of Loan Amount (points) Origination charge which brings the total Origination charges to $16,500 (Property cost is 645K, 10% down).

Is there a way to utilize part of my Traditional IRA funds as a down payment on a SFH investment property without being penalized? 

No sense in paying off any properties at this stage given those golden interest rates you just mentioned. 

Negotiating a wholesale contract requires much less effort for buyers of properties will ascertain whether the numbers work.

This can be done by using sites like AirDNA, or by clicking on Airbnb/VRBO and seeing what similar properties are renting for and how booked they are at what rates. 

I am trying to get a loan to buy an investment property, and they have been contacting me, but I am not sure if it is worth going forward or not unless someone has already done business with them.

This is the sum of all the personal property (Car and real estate) in the town.  

It seems like we could get a down payment for a new, cheaper property and some passive income while also saving the buyer money.
