Since there was no will, you will most likely need supervised administration through the probate court to solve the title issue via probate.I don't think parents automatically gain the power of sale on the minors behalf.

@Ashley Womack HOA's are a huge source of pain and frustration, although their intent is usually good (maintaining minimum standard of upkeep, common area maintenance and aesthetics of a neighborhood).

It has been THE BIGGEST PAIN to get traditional lending--FHA only adds more intricacies to the mix.You would be much, MUCH better suited trying to find a private lender.

It has to be nice but it also has to fit in.I feel your pain with not being able to find any deals.

Check with your local court regarding the fees for filing, however, the trust may charge you a small administrative fee for their time.
