I'd like to fix I up and flip it...take the profit and put it as a down payment on a home for me and my kids...seeing as how this entire situation left us homeless.I don't have Money, I simply have a will and hope that a pro out there has some suggestion. 

Kids are hard on a house.

Married with 2 kids.

However, there are many problems that come with renting to college kids in a "party town."

Have you not heard (here in BP) that putting out bandit signs is akin to selling crack to grade school kids?  

The same can be said about people sending their kids to Ivy League Universities. 

My wife and I purchased our first intentional rental property (we had rented out a previous personal residence that we've since sold), we are trying to keep up with our 3 year old and expecting our second kid next week.

Or changing their kids school.  

The ultimate goal is to have multiple rental properties owned free and clear and to build wealth for my family and create legacy for my kids and their children.

The son has two kids who are willing to cooperate.
