My model has been successful but it only works with a good property management company with the technical know-how and a management style that can match the area.

We get our possession at the end of March.

But, they can't just sell you the house and not pay off their mortgage.There is the possibility of doing a Subject To where you take possession of the property, make payments to the owner, who then continues to pay their mortgage.

Even if they only lost a portion of their sales to online would they still have a workable business model with what remains.What are your thoughts for investors based on this?

@Darius Anderson Once we pick our preferred markets (based on a combo of simple econometric modeling, economic research and where we already own assets), we just focus on 2-3 sub-markets in 2-3 MSAs at a given moment in time.

I know it's been discussed at length, but I'm looking for more insight with regards to the business model that I'm considering.  

I believe in the turnkey model and what it has to offer and the ability to diversify into multiple markets.

By far the most common ownership model is now zero down financed ownership.

I got rid of 70% of my possession of few years ago and have never regretted it.
