I am also trying to account for the eventuality that he could trash the place or a major capex item comes up while he is living rent free.Do you see other alternatives to structuring the deal where I shift liability and also reduce holding cost?

- If banks and majority of hard money lenders wont provide initial draw until after work starts how are you financing rehab work on properties post closing?

@Bree BladesYou can send a certified letter so that you have documentation that you provided written notice to address on lease.You could also go online to your county Register of Deeds or Real Property services page and lookup the owner and send them a letter.

My husband has been looking into getting into real estate wholesaling.After watching a bunch of videos and looking around wholesaling FB groups, I see that there is a very large majority of people that think that telling homeowners they are the buyers when in fact they really aren't isn't wrong.Am I the only one that doesn't think this is right?

With the major rainstorm we just had last week the basement for my tenant's unit (which is lived in) ended up under 3 feet of water.
