Best option for next investment?

Hello all! I'm very new to REI and wanted to say hi and get some opinions on what my best way of getting started. I bought my first house at 23 and basically lived in and fixed it up over 7 years. I recently sold it and made a modest profit. We then bought a foreclosure and am currently working on doing some major work . I hope to have it completely done in the next 9 months and am wondering what my next move should be. While I'm interested in continuing to flip properties I am more interested in starting to get some rentals under my belt and really jump more head first into REI. Originally I was thinking to sell this place and move into a SFH or even a Multi Family and stay in it a year then rent it, buy another stay in it a year and rent it and keep moving along that way, but through reading BP forums and talking to some other REI it seems like possibly taking a HELOC and staying in this house a bit longer might be a good option because I will have a fair amount of equity.
