@Ian Lockwood  Had I discovered RE investing sooner, I probably would have a higher RE allocation too. 

Funny enough, I discovered this community a couple of weeks ago while I was doing some renovations in my property.

Support your local and state LL Associations for sure.Another nice little benefit to us commercial and potentially residential plex investors is the cap gain tax proposal of 9%.

Just because you buy a property does not give you rights to the lease agreements, tho most assume it..Most the time we just take over, pull the court dates and show up or file a new case.. when the judge calls the case we roll up there if the old LL shows up or not.

Years later I discover they've lost 10x that amount in work, unpaid rent, damages, cleaning, utilities, etc. 

Fortunately, I discovered the principals of wealth building where it's best to live below my means and invest the rest of my income in income-producing assets.
