C market- if your 10x20 drive up non climate controlled is say $80 or less, the return isn't high enough for new construction.

Once in the Embassy it took less than 30 minutes, but the notarizing officer had to ask for 2 witnesses from the people waiting for service there in the lobby.Also, it cost $150 for the Attorney fees in the US to draw up the POA papers.

I registered our rentals with them and didn't get a hit although I have been getting inquires from other insurance companies via traditional listing sites.I'm happy to inform all of you that  after I posted  here that we are fully booked again and received multiple inquiries when I listed one unit at a lower rate until demand picks back up.Thank you all for your insights, they were very helpful.It was just the strangest thing, after bring fully booked with multiple properties since 2016 I guess there is just more competition and less demand so we really need to stand out.

If your lease contract is much more thorough and comprehensive than the lease they're on now, you may want to try having the current residents sign a new lease using your contract (you would probably need a mutual termination agreement as well to void out the existing lease; again, I'm not a lawyer, so definitely worth consulting one!).

If you are a solid investor focused agent, I’d be game to discuss land development + ground up construction of a well designed building you'll be fine in Fort Lauderdale or anywhere in South Florida. you will probably need more liquidity than existing but the deals are much better.
