A motivated selelr CAN have a distressed home... but that doesn't mean that a distressed home means you increase the likelyhood of dealing with a distressed seller.To start you need to a website, make it credible, know your Sh^#, build an internet presence, build a reputation by focusing on giving value to your ideal audience.

It's better than what you'll get from most attorneys and what you'll find on the internet. 

I was forced to figure this out because I was on the other side of the world, in a backward timezone with crappy internet.

@Juwan Parker Hey Juwan, when I raised the rent on my tenant most recently, I wrote a concise and respectful email to them explaining how I've appreciated them being a great tenant, but have decided to raise rent X amount because of market conditions and increased costs.As a landlord, I was faced with new property tax adjustments, increased internet bill (which I cover), and an increase in lawn maintenance services.

I know that you can find a lot of templates for real estate documents online, but I'm not totally comfortable just ripping something off the internet and hoping that it would hold up in the event of a lawsuit.

and if internet marketing would be better spent with google ppc/adwords or facebook?

In this day and age, there’s no task that doesn’t have a video tutorial on the internet or a book written about it.

For that, the only truly reliable setup will require high speed internet at the home.
