This was a great success and I wanted to share the story of what happened to inspire others to do the same.

He is an inspiration to all aspiring note investors and is an all around good guy.  

 I think if you find the right deal the decision is easier, you'll be inspired to exchange.  

I think there are probably a number of 'horror stories' out there from investors who used sketchy providers...You'll get lots of ideas and inspiration from those four podcasts I recommended above. :-)

I would have accepted it and moved on if it weren't for all the inspiring people on the BP podcasts.. should I contact the owner (I think it's his name on the income report the realtor sent me) and ask if he would consider seller financing, though it's already listed with someone?)

I originally agreed with your philosophy when first getting into learning REI about starting small to get the experience and make mistakes when it matters less, but then I was inspired to do bigger deals to start with.
