It depends on how much you are doing yourself, or hiring out. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I hired a plumber locate the pipes and run a camera but he said he cannot see because they are full of muddy water and he cannot locate the pipes because of water in them. 

My first question though is why split the profits with the contractor versus just hiring him outright? 

What you can do is hire an independent appraiser on your property for a fee $750-1500 to get a true idea of the value and that would be able to help you with your decision making process. 

Better yet, hire a General Contractor/Home Inspector......a good one will be able to identify most all problems well enough.
