Find contractors who have a commercial location, drive a vehicle with permanent signing on it....not just magnets.....real business card...not just vistaprint.

I'm sure it's nothing you have not heard but I willBe focused on social media presence, active in community work that I am passionate about, low cost marketing (business cards, sign on my truck, etc..), looking into sponsoring local little league ( love baseball and I want to be a coach).

Your goal is not to simply collect business cards, rather collect conversations then business cards.

So, until you reach that point they will ignore the rental income and your DTI can be pretty well smacked down by the debt service on the rentals.Maxing out credit cards for rehabs can really hurt, too.

With home depot you can sign up for a pro account and link a credit card to text2confirm and home depot will text you a link to pictures and prices of everything the contractor intends to buy and you reply with "1" if you accept the purchase
