I'm still a newbie (started house hacking a duplex recently), but have gravitated towards multi-family properties due to the concept of stabilized income, what are your top must-reads?  

If it doesn't work, don't force it. 

By installing one at the front of that property the Fire Department will see the reflective decal and know that box has everything needed to access all doors on the property saving you hundreds of dollars in damage due to forced entry situations. 

If they are forced to sell the next buyer may be more conservative. 

However an apartment building will offer the opportunity to improve the units, raise the rents, and force appreciation fairly quickly.

Not on nearly as large of a scale as they were in 2006, but in any locale where the average PITI payment exceeds rent, expectation of appreciation is likely some of the driving force behind these purchases.

The POS forces neighborhoods to self heal as there's property turnover.

You’d need to completely gut the place and force all the tenants out to start marketing to students after renovations.
