I would focus your efforts on working the broker relationships more than a list.

I would not concentrate my efforts on predicting when the next recession would be but I will re-evaluate my strategy to mitigate the most amount of risk possible during times of uncertainty. 

Just need to make sure I'm offering a sellable product in the end.With that being said, I'm currently doing a couple of luxury deals because the process and effort is about the same as the smaller deals, but the profit is much larger.

Evictions cost time, effort and most of all money and in some circumstances a couple of extra days might save all of the above. 

After getting so close to SuperHost status several times, I realized I did not have a desire to keep up that sort of effort on a continual basis, or to even care THAT much.

The problem has been stated that new wholesalers have been pretty horrible at estimating rehab costs when it comes to properties in an effort to quickly close a deal and try to get a large assignment fee in the process without doing true due diligence on the property.
