Timing the market is a fool's game -- whether it's stocks, commodities, or real estate. 

The piping in this house looks like it was mapped off of that old Python game from Windows 95.

Because these types of  deals vary so much by location, neighborhood, and specific property as well as situation it will all basically be one big guessing game unless you were able to provide a very clear picture.

This is a numbers game.

The first 2 with one you do not have your property under contract yet and the other the property is under contract but your buyer can still back out of the deal and doesn't have a bunch of non-refundable money they could lose (skin in the game).

Pedro,I am not sure what you mean by not having a lot of money, but as a first time investor you will mostly likely need skin in the game. 

Being an investor you’re pretty much playing a game of chess and a realtor is just a piece on the board.

I wouldn't play games with calls and things.

I've dialed in my routine lately and it's been a game-changer since the days of just waking up and winging it.
