How big is your basement instead of using a subfloor to put your walls on, build your walls first. then lay 2 by 4s on the flat on the floor every 2ft running from wall to wall on the inside pinning it to the foundation and lay plywood on top locking everything in then you can also nail down your carpet strips and you will only loose 2-1/2 inches on height.

They CANNOT provide me fee for that referral because I (as an unlicensed person) cannot offer to list someone's property.If instead, every month, I sold my "agent leads" for $100 each flat rate to my agent friend, regardless of whether she gets the listings or not, that's OK - she can pay me for the leads, but not for the REFERRAL.P.S.

If an area is predominantly occupied by investors/landlords, then over time the quality of the area will decline, because a lot of landlords don't screen the tenants and will let anyone move in who has money available.
