You really need to know the Realtor as ethically, you are making a commitment to do future business, don't beat them down and then take business to another agent on your next deal.

If the lender says no, then you are stuck with a home worth less than the loan, and either keep it as is and cry yourself to sleep every night, or give the property back to the owner (which isn't very ethically or morally right to do).

Well they say that bad publicity is better than no publicity but in retrospect it might have been a good thing that she didn't call that news channel as having bad publicity in a business that requires good ethics and morals can tarnish any good reputation that you have built and make it more difficult to garnish any more good rep down the road.But overall don't feel bad as I've seen that happen to even the best investors out there.

@Joshua DorkinWell, I'm having issues as usual, LOL, sent you a PM.I'm upgrading, while it feels like paying myself in some ways, I guess I'm worth it, Josh is a great salesman getting me to pay more to read what I post, LOLI don't really do business here, don't partner, won't be using any tools or calculators, I won't be learning any more than if I were just a free loading lurker and I doubt I'll be invited to any party from upgrading.But, it will support the site, a largely guru free site where there are some great ideas and where most seem interested in getting into RE the right way, ethically and with a greater degree of knowledge.

They also have no say in the brokerage operations so much but to listing matters on the system, just saying, they have no authority to or obligation to point out issues of state law, other than pointing out ethics violations perhaps with respect to the Board.I'd suggest you speak to the Board of Realtor's attorney, not an employee.Right or not, I see this, doing a wholesale deal without title as a Realtor as an arrangement that facilitates a net listing. :)

However if you are an active agent in the marketplace I think you'll find it easier to duck and weave over fighting back...And consider that it may be a Realtor violation not to disclose so if you are a Realtor I would seek clarification whether or not it is a Realtor ethics violation even if it isnt a legal violation.
