@Ryan Huddleston most lenders will count 75% of the rents as income once it hits the Schedule E of your 1040.

List all the requirements to be done before move in if accepted: utilities, registering with e-pay service, pet fee, holding fees, application fees, non-smoking household statement, renter's insurance, etc. 

Just have your client copy the schedule E expense categories into the first column and fill them in each month with a row on the top for rent collected.

You should always state the requirements needed to rent e,g, 3X income, non smoker, credit scores need at least XXX etc.
