Roy,I love the innovative idea.Your Concept: negotiating a convenience for your niche population and bill users later.Possible Improvements: negotiate an affiliate relationship with service provider (a little kick back).Potential Other Uses: similar arrangements with coffee shops, laundry mat, groceries stores, etc.No since in just focusing on rents when you could be an agent to help with all living and lifestyle expenses.

If I were buying I would not consider 3% appreciation, more like 1 1/2 over twenty years lean more toward the reduction of the mortgage with tenant's funds and yours. :)

I've been leaning towards buy & holds in OH or IN, and looking at certain areas that cash flow pretty well, the houses all seem to be built from 1900's-1930's.
