Roy,I love the innovative idea.Your Concept: negotiating a convenience for your niche population and bill users later.Possible Improvements: negotiate an affiliate relationship with service provider (a little kick back).Potential Other Uses: similar arrangements with coffee shops, laundry mat, groceries stores, etc.No since in just focusing on rents when you could be an agent to help with all living and lifestyle expenses.

Until I am convinced otherwise I am leaning toward continuing to allocate extra cash toward buying more houses until the rates go up another point or two...

If I were buying I would not consider 3% appreciation, more like 1 1/2 over twenty years lean more toward the reduction of the mortgage with tenant's funds and yours. :)

Basement is 545 sq. ft.This home is convenient to the metropolitan city of Greenville (20 minutes) and is only 8 miles to shopping, restaurants, banks, walmart, hospital, etc.

I've used an agent and found it to be convenient.

Hi Mark, I am also new to investing and am leaning toward starting my multi-fam buy and holds as a live in landlord in a triplex or quad.

I don't really mind the travel to Indianapolis but I do recognize that having property close to home is a big convenience.

I've been leaning towards buy & holds in OH or IN, and looking at certain areas that cash flow pretty well, the houses all seem to be built from 1900's-1930's.
