So often, I get calls from people asking about a property they found on realtor.com or trulia or Zillow, and I have to disappoint them and tell them it’s already under contract.

So in theory I could get this property under contract for a max of $360K, and looking at comps in this area, this 3br 1.5ba with 1040 sqft should have an ARV of about $485K. 

I would look into their contracts in details.

I see how people mention that they will get a property under contract then look for a PML or HML.

Hey there guys and gals, I’m looking for a good real estate lawyer in the Portland, OR area to help get a land contract put together.

It is currently under contract and I will need to re-negotiate the price.

Anybody have a lawyer approved, legal verbage, legit whole sale contract theyd be willing to share? 

The owner is willing to do a Land Contract at $85,000 with $5,000 down for 25 yrs at 7% Interest, and the property taxes are $2,600/yr.
