Here is my rough draft...1) Setup an LLC in Colorado owned by my Dutch friend 2) Get a tax number for the LLC3) Setup a bank account for the LLC4) Transfer the cash from the Netherlands to the LLC bank account5) Find a property and make an offer from the LLC6) Give POA to an "agent" to close on the property7) Sign an agreement with a property management companyWhat am I missing?

I'm not asking you to tip your hat and reveal any info that could be used by competition.If you pull up the actual recorded deed that transferred property into trust, determine if the grantor was previously in the chain of title.

IF you do not meet to sign the lease or they do not e-sign at the time money is transferred you do not legally have a contract and the tenant can cancel demanding all their money back at any time (the day before or after the lease would have taken effect).You need something signed, it does not matter how it is signed.

Under their master servicing agreements, servicing companies are required to pay taxes (and make payments to the investor, by the way) even if no mortgage payments are coming in from the borrower, until such time as the servicer decides to transfer the file to foreclosure department.I would think that if a residence has delinquent taxes, it is an older mortgage with significant equity, unless there is a large second on the property.
