Being an hour away from civilization (15 minutes of gravel road to get to the property) The driveway and buildings made the property a LOT more desirable, especially with the growth of the tiny house trend. 

If you sit in a room with seasoned investors and wholesalers - you will often hear them mention that this is a trend and it happens all the time.  

If you sort in order of violation date, at least in my area, you start to see a trend of properties being sold 3 months after the violation.

Look at the major systems and have a property inspector walk the property.Looking over this list, I don't see that you really need much. 12 month profit and loss statement shown monthly so you can see how expenses and rev trend over time.
