I would speak to an architect and private engineer to see if they have experience in this part of town since ultimately you will need to pull permits to convert a garage into a living space.

For example, if you look at Houston, The Woodlands Sugarland Texas the total building permits issued based on annual report was 42673, but if you add up all 12 months from the monthly report the total was 44879.Please note that I used the monthly/annual reports titled "New Privately Owned Housing Units Authorized Unadjusted Units by Metropolitan Area" which I got from https://www.census.gov/construction/bps/I just want to make sure my analysis is accurate.

Any advice or recommendations for HML or private money in Omaha?

My goal is to buy three more properties by the end of 2018 by using my parents as private equity lenders since they have a decent amount of cash saved up (over 100k) and are willing to lend me some of the money.

Most private lenders limit to four rentals per building for commerical, but usually can make an exception if a borrower has a proven track record of rental properties.
