How you should be underwriting capex is take each major item like the hvac and calculate its useful life and how much it costs divide how much it costs be the number of months of its useful life left and that’s how much you should be saving for that item do that for every capex and the sum them out for your total capex per month you should be setting aside.

Contacting Home owners in Bankruptcy

Too much into the weeds here, but you can look it up in United States Code Title 11 & sections of Titles 18, 26, 28, and 50 of the U.S.C. if that floats your boat.Depending where they are in the process, it probably is a total waste of time unless you can sort through lots of cases and you know what to look for and have a bankruptcy attorney experienced in purchasing properties from bankruptcy estates.

Has anyone heard of the startup REX Real Estate?

I got a query from a new company called REX, a startup that says it only charges a 2 percent total commission fee because it cuts out the middle man by using artificial intelligence and other high tech to identify and market to the type of buyers interested in my property.

under contract has foundation problem
10 June 2018 | 0 replies
got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

Again in Florida it may be different (although having a Tampa agent come on would be a big help)I went ahead and looked up the rules for the MLS in Tampa and the following is listed:"Note 1: The multiple listing service shall not have a rule requiring the listing broker to disclose the amount of total negotiated commission in his listing contract, and the association multiple listing service shall not publish the total negotiated commission on a listing which has been submitted to the MLS by a participant.
