Starting out in NOVA

Hello! I am currently in my research phase of starting my path into real estate investment. I am currently reading through the Beginner's guide and following along with all the resources found on there as well as talking to friends that are real estate agents. I am actively looking for a mentor but I first have a few questions (please excuse the extremely stupid questions):

  • When looking at fair market rent prices on websites like Zillow, is the price per room or total combined rent?
  • When walking a house, how did you start with learning repair costs?
  • What are the legalities of living in a townhome and renting out the other rooms? I would consider multifamily but my area has little of these.
  • Anything off the top of your head to advise a beginner in Buy & Hold?
