Also, if we ever did decide to come back, not having to buy a home for the price they will cost in the future is a plus.  

I ended up utilizing REIPro and really like it.

My tenant's lease is ending in July, and she's asked if she can switch to a month-to-month lease because she recently left her job and is looking for a new one.

I have a realtor friend that knows the Miami STR regulations like the back of her hand.

And within a few years, like magic all equity is back and then some. 

After inspection, buyer/agent came back asking for additional $10K credits and few repairs to which I declined.

I would call companies in Arizona and see how long it takes for them to get back to you.
