We do have an agent and have been trying to analyze properties a little but I can see we need to do some more in depth research.I just attempted to join the Nevada Apartment Association but got no receipt or confirmation e-mail! 

The entire association is only 4 connected townhomes.

We have a by laws that says board is supposed to have a meeting every year and the membership expires before the annual meeting.But the problem is, we are not having enough quorum to have annual meeting or election.So...

My faience and I have been growing our list of rentals for several years we are up to 20 units now and counting...anyhow, we created a Cleaning list upon renting and require the tenants to acknowledge and sign it. and they will be charged Cleaning fees associated with each job  for not returning the apartment clean like they received it, we think this is not to much to ask and if they don't like the terms it also is handy in the screening process. we have had good luck with this policy and we have turned it into a profit center as well as great turn overs for the ones who do clean it.

keep in mind private lenders are just that.. finding them on the internet is going to put you square into the sights of fake lenders who are out to steal your money.. they do it by approving you to fast and getting you to send them money up front.. they are pretty good at it.. you find private lenders through meetups and association with individuals you know.

There is no need to wait to generate interest with local attorneys, mortgage brokers, contractors and anyone else associated with the business.

@Erin Austin  i think you're referring to when someones business name is ' Mike Smith & Company ' or ' Mike Smith & Associates' type of thing?
