The county is ginormous - I'll assume you want to invest in more populated areas rather than rural ones.In the lower income neighborhoods, you're looking at $350k on the low end for a rent ready duplex (either with tenants or after your rehab costs).

I'm in Jacksonville,Fl and I operate in the capacity of a wholesaler/investor.I'm gonna apologize in advance for being bias but Jacksonville is a awesome market hands down we have several military installations and fortune 500 companies headquarters, here CSX corp and Fidelity National Financial just to name a few so of course population growth always follow which makes for a strong rental market and great cash flowing properties throughout Jacksonville especially in these area's the Westside,Southside and in Arlington.I'd be more than happy to discuss further.

In Excel (you can probably use google but I prefer the real thing) you simply use the IRR function like this: =IRR(range) where range is your excel cells used for calculation.In order to populate that range you simply put in your cash flow per year held.
