I checked locally, state and national dues are about $500, and MLS access is 160 quarterly.Are you saying I don't need to be apart of any associations to access the MLS and buy properties?

There is access to demographic data on Realtors Property Resource (RPR) once you get your license and are a member of National Association of Realtors.  

Before I take the national/state test to get my license, should I go ahead and do the 24 hour practice course first?  

@Darren Sager  Dave Del Dotto was the first to film his shows from Hawaii with Bikini clad women on the beach you too could have it all  LOL.Del Dotto went on to make millions of course and he know owns some kick butt wineries in the Napa Valley.. one of them I used live right across the street.. and would take friends there for wine tasting on the last tour of the day and he would usually sit and regale us with tale of his infomercial days... engaging guy for sure...

Stay away from the national sites if you can.  

What an investor deems as a viable strategy will depend on your funds.Someone with 100k to invest will be very different from someone with 10 million etc.When you get into larger assets with national tenants it is pretty much passive.

If I were to join a branded national franchise/company, I would have to follow their rules and work under their guidance, while needing to dedicate additional time to their programs and trainings.
