Hello All ! I need your opinions on the following deal:

I own a newly constructed 7200sqft office building in Lady Lake, Fl. My clinic occupies 4800sqft and I am looking to lease the remaining 2400sqft to a national insurance company with the following terms: 5 year NNN, $22 sqft, $120K tenant allowance. Please provide your opinions.
