I have a side online business, self-employed, and my CPA suggested that I should open solo 401k with that business and move my SDIRA funds into this Solo K account since it's got better tax treatment around UBIT.I contacted IRA Services and Trust (custodian) whom I have IRA account with and they said in order to open Solo K, I have to establish my company's Solo K Plan and provide them with "Self Employed 401(k) Custody Agreement".They said I can hire a CPA or lawyer to do that.

We have family we can stay with so we're not in a huge rush on the buy side but here are a few ideas we're throwing around.1) Look for a SFH in an area with a lot of appreciation potential in the next few years (thinking Inglewood in light of the new stadium and all the development down there) 2) Look for a 2-4plex in Torrance/Redondo area- live in one, rent the other.3) Look for better cash flow and lower purchase prices out of state- would focus on MF properties.Once we narrow down which direction we're going in, I will absolutely reach out to those offering their services/expertise.

i guess this will be tougher to regulate, but from what i have seen this specific building has decent tenants who did not seem to abuse the service

You can always call the big boys like Renter's Warehouse but I've heard big PM companies give you bad service, IDK I PM my own.
