I am very close to Washington DC (25 minutes away).

In WA, title companies won't deal with tax deeds unless you pay to have a service do title research and certify the title. 

All of the neighborhoods are what you'd be looking for - I'd probably add Mt Washington, Squirrel Hill, Lawrenceville, Friendship, Bloomfield, Strip District and Oakland to your search.

I’m talking million dollar plus cash offers literally flying around because they sold there rental homes in LA/Denver/San Diego/Washington DC/etc. where the tax bill could actually bankrupt them.

It is surrounded by a wide variety of employers, private, public, and military, and is reasonably commutable to DC and Annapolis, MD.

I’m looking to invest in central Washington Yakima and Tri Cities area.

I'll be in NYC for the foreseeable future but in the meantime, interested in buying within the DC area (will inevitably settle down there longer-term).

@Dave Carpenter are you buying in Port Washington Dave because Jodi has something a deal too she told me about yesterday. 

In an effort to increase my income after realizing I wasn't going to be making decent wages for financial independence at my low paying hourly government job, I made a vision board / specific life plan with my fiancee and then an opportunity came and I left WA and am now in Denver on a 1099 as a solar panel sales rep.

So HQ2 ended up in VA.Kinda p-oed Cuomo and DeBlasio, but I don't think she cares now that she has a nice job in DC.
