I agree with @Bill Gulley that finding the motivation is very important, if you don't know why they want to sell you cannot tailor your offer so it helps close the deal.

I just attended D.T. seminar (also known as a sales pitch rather than a seminar) yesterday just to see if they are any different from the usual guru nonsense and also to see if afterwards, I could network with others and perhaps bring them under our wings (real without the nonsense and fluff).At any rate, I was flabergasted at the techniques used by the associates of the Donald.

I'm not local to your area so I can't give you specific names, but I can tell you how I did it...I downloaded some sample contracts from BP and used them as a template and wrote up my own contracts specifically tailored to my needs.Then I googled "real estate attorney [my city]".

well I subscribed to bigger pockets in 2012 can't believe it's been that long ago..but been to busy well it's 2015 and I forgot to post that in March I purchased a 4unit building and from reading my profile it's seems that I'm on my way now I'm looking at a 6unit building it seems that my appetite is getting larger but good deals are scarce so it's time to amp up the sales techniques and start to diversify my thinking.

Or spending the time with htose that can teach you the pitch... there is really only so much you can learn reading on the internet... for sales skills and techniques which is what you need ... this is best done in a live class room environment so you can practice and listen to others ..
