I just attended D.T. seminar (also known as a sales pitch rather than a seminar) yesterday just to see if they are any different from the usual guru nonsense and also to see if afterwards, I could network with others and perhaps bring them under our wings (real without the nonsense and fluff).

At any rate, I was flabergasted at the techniques used by the associates of the Donald. Not only did this guy pull out ALL the stops (wad of cash from the pocket, "I work for a billionaire, you should listen to me", I will teach you today a few of my no money down strategies and you should hang out with me for a few days at my bootcamp next weekend", blah, blah, blah)

One of my favorites was when the speaker described a owner financing deal. Here is what he said. Property is worth $400k, you offer $385k - just a small discount, and offer to pay 10% interest ammortized over 20 years and the seller never hears from you for the next three years, no tiolet broken calls, no nada. Then you go out and advertise for a lease option buyer with a creative ad. You put them in a lease option with $15k down which is your initial profit as explained by the speaker. Here is the funny part. He then proceeds to tell the audience that your monthly payment on your 10% interest $385k loan of owner financing is $1700 and your end buyer will be charged $440k for the home and the payment will be $2200 monthly. Now I am no genious, but I am certainly proficient in mathematics and a 385k loan at 10% interest is $3208.33 of interst alone, let alone the principle! So basically he just pulled some numbers out of his azz to make everything sound so easy and profitable.

This is only one simple example of many BS lines I heard and after a while, could not stand to listen to anymore garbage.

Probably my favorite line was when the speaker stated, "Donal Trump is a billionaire and does not need your money" Oh really, then why does he bother to hold these stupid sales pitch events? To waste his time? I think not! The truth is, he gets paid for the licensing and usage of his name (nice royalties hey Mr D!) and the speaker certainly needs your money as he knows the techniques he is "teaching" you, while certainly are valid, are not as simple and easy to do, nor can they be done in every RE market, in every city, in Anytown, USA!

What a load of crap.
How much for the bootcamp you may ask, only $1495 of your hard earned cash, but wait, you don't have any cash which is why you are at this event - looking for a miracle, so just put it on your credit card and just like the speaker stated, with 3 deals inside of 3 months, you will have earned over $74,000! Where do I sign?
