Perhaps not the property and financing you would've chosen had you picked it as a rental from day 1, but not so horrible that you have a burning platform under your feet ... selling RE is expensive, and I don't think this one sounds bad enough to justify the transaction costs and hassle.

At least until your portfolio grows big enough that you'll need to invest in more sophisticated property management platforms.
