That pretty much nails it.

You probably won't be nailing 10 cap deals but you can find decent caps with solid. long-term growth prospects So again, someone who is cash/income strong, doesn't need the cash flow today, and isn't interested in full time REI, can do really well with deals just like these.

Some salons especially nail places underreport their sales and then try to hit up the landlord for a reduced rent.

@John Horner I find that attorneys are the hardest part of my"team" to nail down.

@Chris L. nailed it imo If you can make 80k in cash by selling you should have a bit more than that in usable equity.

I failed for a year straight before nailing it down.

Most of my deals are in the SFV, beach cities, and Agoura Hills, all of which are $1M plus deals.I almost nailed a couple deals off of Sand Canyon about a year and a half ago, but they didn't pan out.

Your background should be an advantage as you should be able to nail the resale value of any property you plan on acquiring.
