You probably won't be nailing 10 cap deals but you can find decent caps with solid. long-term growth prospects So again, someone who is cash/income strong, doesn't need the cash flow today, and isn't interested in full time REI, can do really well with deals just like these.

Most of my deals are in the SFV, beach cities, and Agoura Hills, all of which are $1M plus deals.I almost nailed a couple deals off of Sand Canyon about a year and a half ago, but they didn't pan out.
