I followed several properties and made an offer on the subject property about $30K under list when it was 40 DOM.

I am NOT a professional in this space yet, and I don't play on on TV, but I have listened to about 50 podcasts on this subject and I hear that a well-run MHP with all lot rentals on public utilities should run in the 30 - 40% expense range. 

One subject came up that has been troublesome. 

Payments made with a credit card or payment card and certain other types of payments, including third-party network transactions, must be reported on Form 1099-K by the payment settlement entity under section 6050W and are not subject to reporting on Form 1099-MISC. 

I know some hot-shot gurus pull these stunts all the time with buying "Subject To", and they all swear none of their notes have ever been called, but that's beside the point. 

Please be mindful that this strategy could be profitable no doubt but could be risky because if the local municipalities find out then you can be subject to hotel tax.

There are frequent street festivals downtown and plenty of markets and eclectic restaurants to draw people in even when there is no official festival.

@Joe Callantine do a search, as there have been many posts on this subject, and answered by some very successful developers.

you need someone with access to the actual comps for the subject property, please don't rely on redfin, zillow or similar sites...
