You couldn't really do that working in finance(They made me expire my Real Estate License)... so I created a 18month plan that should hopefully net me between 5 - 10k a month net...

I bought the house from a previous investor who had tenants already and wanted to liquidate.

With page 1 of Schedule E, a mortgage underwriter can see all of the income and expenses, back out depreciation and whatever else they're going to do and call it good.

I used to use a lot of his stuff with decent success several years ago, but chasing fsbos, expireds, or really anyone just isn't for me anymore.

If YOU are the SDIRA owner, you can’t do any work on your IRA property, that is a prohibited transaction and would be subject to the liquidation, income tax, and 10% additional tax penalty to your IRA.

Or other problems with liquidating down the road to try and invest into larger real estate?
