I may ask other questions to probe ethical opinions when appropriate.Depending on where they fall on my personal assessment I begin explaining the deal they have and their responsibilities and ask how they will meet them.To documents, I'll accept their tax returns and check them and their bank statements.

I fully agree that it isn't exactly the most ethical business practice, but it is fully disclosed in the terms and conditions and as long as you know that going in and adjust your strategy accordingly, it's just part of the game, as Brian says.However, it doesn't happen every time.

So this third point means that the typical multifamily syndication where a sponsor purchases an apartment building for $75,000 per unit and intends to spend $7,500 per unit on improvements does not qualify for the special tax treatment even if it is in an opportunity zone.
