I also second the video comment above. if the unit is abandoned your local laws may state that you have to store any items left behind for a period of time. your video is proof that the unit is empty and they did not leave behind their "expensive family diamond collection" which they would sue you for if you have no proof.Once you have new renters in there, document the days you lost rent and take them to small claims (if the amount is low enough). once you get a judgement you can try to collect from there.

I'm looking to buy my first property (multifamily), and i'm talking with a loan officer from Caliber Home Loans who seems really knowledgeable and on his game, however the company itself has iffy reviews online. 

This particular property is currently being offered in an online auction with auction.com, and is also being offered on their local MLS (which is how I've seen them done here in Oregon). 

I'd also be careful as to what you disclose online as far as your knowledge of the unlicensed work. anyway, good luck with it.
