The basement is currently flooded most likely due to a failed sump pump.Buyer is responsible for Title V, smokes, CO, etc.The most recent 5 BR in Chiltonville fetched $2500/month, while a 1 BR should be $1300 - $1500/month.

Out of curiousity, is assigning the contract-(wholesaling) in  MF in WA legal using an escrow-title co?

I've only offered less that 3% co broke 1x in 18 years and decided after that I would never do that again except on higher priced property, and if so ($3M up).
