Coming from Asia where keeping face is very important, and living in a small town (less than 35,000 population in the County) where Police Station doesn't open during the weekends, and many people knowing your business, I would have very difficult time not responding. 

Hunting for specific types of properties in 4 mountain towns - online research coupled with weekends and weekday in-market visits.

However, since we are approaching the beginning of the month folks will be making their final decisions this weekend so you may have to drop it after this weekend if you don't get a bite.

During off season, two to three weekends per month.

So question 1 is flipping is harder to do with a day job than rentals but can be done, if you hire the work done instead of DIY your main job is to inspect when each task is done, lunch break weekends, morning before work whatever.
