I'm fairly new to the real estate world with little experience across multiple areas.

Any new loan will most probably condition for an explanation for the inquiry; my guess is this wont go over well with the new lender. 

As we are relatively new to real estate, we remain open to considering other avenues such as long term rentals etc.

A much simpler strategy may be to sell the property, buy a new property, do a cost-seg analysis and take Bonus Depreciation.
