Back when I was about 19 or 20, I was living the good life with a very well paying full time job, fresh out of a 2 year tech school and still living with mom and dad - no wife, no kids, no mortgage, no medical bills, none of the burdens or blessings of life I have today.

this is city specific, but sometimes it's way easier and much cheaper to find house that has ADU, compare to build fresh ADU --> that only if you are flexible on location.

I feel that now that I've found BP that heavens gates have opened for me, I love the vast information sources and the podcasts a great to listen to and always keep REI fresh on the mind.I currently own 1 rental property and would love to get into fix and flip but feel like every other beginner investor that finding first flip capital is like looking for the pot of gold at the end of the rainbow.
