I seriously doubt the minimum lot size thing would be an issue as the existing half-acre is actually spread across 6 different lots on the plat map.

Most likely no overlapping, and a termite guy in between there, and I will just do some needed repair while I am there.but then one guy is running late, one will come earlier and I suddenly have three roofers showing up within a 90 minute window and this could be awkward.do you try to spread them out or do you not mind them showing up at the same time even though everyone knows you are getting multiple bids?

It seems my spread sheets put more questions on my  mind then answers for all this stuff that needs local knowledge.  

If you have ample cash, don't forget to consider spreading the cash around to multiple properties rather than just one.

Looking at it over 5 years with the closing costs spread out over 5 years the yearly return is 25.29%Is this a good investment?

This would almost get me everything back that I have put in it and then earn a $100 spread per month.  1.

A lender for your buyer may require to disclose your deal, with your seller. they may determine an allowed spread, like 10% or not fund at all. 

The portal can then make a spread in the deal based on the difference between what they funded the deal at and what they can get the crowd to fund it at.  

@Sam Alpha   don't count on negotiating the bank down.. if this goes to auction it will probably sell 3P with that kind of spread and quality area.
