I purchased a serious value add 12 unit apartment building in Indianapolis in April of 19' and spent the last 9 months completely turning it around:- Over $150k in renovations: new roof, completely updated common area, most units renovated and turned, new furnaces, plumbing and electricity updates.- Went from 9/12 units occupied, mom and pop managed and  all well under market rents and most not paying on time.

But then again, I spent way too much money on my project so I have a lot to learn yet.

The couple and I had been friends and spent time together socially for a lot of the year I've lived here, but I eventually started to like them less--casual racism, overbearing manners, etc.

I spent a year in France and loved it. 

I would think it is a pretty common size, as the big box stores sell replacement windows in those sizes.

I use Stessa, Cozy, Excel, google drive, google voice texting, and a PO Box. 

You spent $30k and increased rent from $950 per month to $1600 per month. 

Your take is they will have more incentive, because the money is in an account instead of already "spent" as you say.

We established an LLC and spent nearly every free moment to grow it.

So I spent the weeks leading up to the sale driving around my county after work and crossing houses off the extensive list, or making notes next to the address like "bid high" or "bid low".
