Long story short, the market shifted a bit and it made more sense to rent because the rents stayed consistent.

I am going after BRRRs right now but not because prices are really coming down but because it seems like we are shifting to an environment where contractors need work that we didnt have last year.

I actually started marketing for that area again within the last week and have kind of shifted over to pulling Absentee Owners from leadsource.com.I still plan on traveling back to the area from time to time and will be stopping the mailman when I see them.

I am in the middle of a book called "Who Not How" and it basically explains that in order to grow and scale you need to shift your mindset from asking "How to scale" and start asking "who can help". 

Converting office to residential is a great plan with many companies shifting to a work-from-home posture.Admittedly I would have been getting in way over my head to do this deal.

I tend to agree that people will always come up with a work-around (see Prohibition, or Anti-Gun legislation, or fill-in-the-blank)It'll be interesting to see where this goes, it could set a lot of precedent for the nation..... 100%, this is just yet another shift in the river that in REI, and those who can adapt will thrive, the dinosaurs who can't, well, we know how that goes. 

From my understanding it is not uncommon in Texas to have foundation repairs due to the rough, dry soil that can shift (would love perspective from any DFW investors).
