What would you suggest for converting a hesitant lead with an obvious need and desire to get rid of the property in as-is condition.

I'm basically currently doing what you're suggesting (driving for dollars, non yellow letters, etc.).  

Need to figure out best way to restore floor ideally, if its too far gone, what do you suggest?

I would suggest beyond the education you're getting on this forum, that you also go out and do some networking.

Hello BP family,This weekend I am starting my look for multifamily units in MN, do you guys have any suggestions on areas to stay away from and possible areas to try and get into. 

The only other suggestion I would have is have someone else other than the tenants at the showing and only collecting money at move in (except app fees).

I will definitely act on that suggestion.

I would suggest stay small and dominate the niche instead of trying to trade up to larger units. 

The best of both worlds is hard to have, I always suggest using other funding when you can, however when it comes to getting a deal or not sometimes you have to put your own cash up then get it back out later.

Does anyone have any thoughts or suggestions?
