At the moment, I'm looking for ways to break into the BRRR cycle in this Seller's market, leaning toward low overhead properties with Short Term Rental potential - particularly near Ybor City and TPA airport. 

I meet a lot of sellers who aren't ready to sell today, but who likely will be in the next 6-12 months.

Set goals, " I will make five phone calls today to talk to sellers, agents, or other investors about their deals.  

I also sometimes get profitable properties for sale to investors, directly from the seller. 

With median values rising at over 10% I think we are going to continue to see a fairly steady inflow of sellers and buyers for another 12 months tops and then a radical shift into rentals.

When I meet with potential sellers, how do I present myself and what do I disclose and what do I refrain from disclosing?

The best districts always command a good demand.

I just recently received a lead from a seller who is willing to sell me the asset under market value.

Rentals are in high demand here in Twin.

The high prices are simply because of supply and demand.
